Margus Mahar
Margus Mahar is Managing Partner of Sunshine Property Development Trust LLC. Margus is also Managing member of Eurocom LLC and Realtor at Dynamic Realty LLC. Mr. Mahar has extensive experience in working with investors at creating successful investment projects. From historic hotels in Saint Cloud FL to most unique vacation rental homes in Davenport. Just recently Mr. Mahar’s vacation rental project called “Hollywood Bowling Villa” was featured in local the Channel 6 News – see video here.
In 2017 Mr. Mahar and partners founded Eurocom LLC with the purpose of developing commercial and mixed-use facilities in Central Florida area. Since then, he has been involved in numerous projects ranging from land acquisitions for developers to full scale construction projects. Before getting into real estate Mr. Mahar founded and owned a successful warehousing and logistics company called Precise Interior Services International. Company handled wide range of hospitality renovations projects nationwide. Precise Interior Services International managed approx. 100 employees & contractors and leased close to 1 milli on SF of warehouse space in 8 locations.
Tiit Suuder
Tiit Suuder is Managing Partner of Sunshine Property Development Trust LLC. After graduating from the Estonian Aviation Academy in 1994 (he learned many valuable lessons duringhis commercial pilot studies), Mr. Suuder joined Estonian Air for six years as Load Control Manager and Key Account Sales Manager. By 2006 Mr. Suuder was well versed in Estonian business ventures and decided to join Smart Business City project – Ülemiste City development team (https://www.ulemistecity.ee/en/), which at the time was in its infancy. As one of its key initiators and Project Chief of Sales and Development Manager with Sales Director duties. Since its launch Ülemiste City has grown to become a first-grade smart business park in Estonia competing with rest of Scandinavia and Baltics States in high standards.
In 2011 Mr. Suuder helped to launch a brand-new concept Smart Business Tech Park called Technopolis Ülemiste AS (https://technopolisglobal.com/office-spaces/tallinn/). In 2013 Mr. Suuder initiated (as Project Visionary and Development Manager and Sales Director) the multifunctional Haven Kakumäe project (https://havenk.com/en/). It has become another successful venture since its launch. Today Mr. Suuder is holding a small shareholder position in the project.
By 2016 Mr. Suuder started looking towards expansion his valuable experiences to United States market (Florida). It is when he connected with Mr. Mahar and started working on Estonia-USA business ventures.
In 2017 Mr. Suuder (Florida Land Assets LLC) and Mr. Mahar (Florida Land Assets LLC) together with well-known Estonian architect Meelis Press and 3D video architect/designer Ivo Ott Hirvesoo created a master plan and development concept for a massive river front project in Palm Bay FL “PALM BAY TOWNCENTER & MARINA… MIXED USE WATERFRONT DEVELOPMENT PROJECT” – see video here. Palm Bay Riverfront Development Project – see images. After COVID lockdowns in 2021 Mr. Suuder (Sunshine Property Development Trust LLC) and Mr. Mahar (Sunshine Property Development Trust LLC) activated together as equal Managing Partners a Real Estate Development and Investment company Sunshine Property Development Trust LLC.
